Paint & resurface tech

The make-ready cycle is where resident impressions get set, and a sloppy paint job or a bubbling countertop resurface will undermine everything else the team did right on that turn. Karya Property Management is building out the maintenance side of their residential portfolio in Phoenix and adding a dedicated Paint and Resurface Technician to keep that work consistent and in-house.

What the Work Actually Looks Like

Most of your time will split between unit turns and ongoing property upkeep. On a turn, you're prepping surfaces, patching holes and cracks, sanding, priming, and laying down finish coats on interior walls and trim. You'll also handle countertop and cabinet resurfacing, which is the kind of work that significantly changes how a unit photographs and how it feels to a prospective resident walking in. Exterior surfaces come into the rotation too, so you're not confined to unit interiors.

Beyond the turn work, you'll coordinate with the broader maintenance and property management teams to schedule jobs and move efficiently across properties. That scheduling piece matters more than it sounds. A tech who can sequence prep, cure times, and resurfacing work without holding up a unit goes-live date is genuinely valuable. Phoenix heat affects dry times and material behavior, so knowing how to adjust application technique in high temperatures is a real skill here.

What Karya Is Looking For

• Prior experience in painting and surface resurfacing, residential preferred
• Familiarity with different finishes, application techniques, and appropriate materials for various surfaces
• Detail orientation and consistent workmanship quality
• Ability to manage your own schedule and work independently across sites
• Valid driver's license and reliable transportation
• Clear communication with maintenance coordinators and property teams
