San Lucas Senior Apartments is a 196-unit property in Los Angeles, and this role keeps it running day to day. The schedule is Monday through Friday, 8am to 5pm, with on-call availability for emergencies outside those hours. That on-call piece is worth stating plainly: it won't be every weekend, but when a water heater fails at 9pm or a lock stops working, you're the call. That's part of the job.
Day-to-day work covers the full range of general maintenance: completing work orders on schedule, handling turns within five days of move-out, and keeping the building's mechanical, electrical, and plumbing systems in working order. You'll do light electrical work (outlets, breakers, fixtures), plumbing repairs, HVAC upkeep, painting interior and exterior surfaces, and maintaining door hardware including locks, closers, and controllers. You'll also be responsible for fire safety documentation, including extinguisher logs and alarm system records. That paperwork side matters on a senior property, where compliance and documentation aren't optional.
Turns are often where maintenance technicians feel the most pressure. Five days from move-out to move-in ready is a tight window on a 196-unit property, and staying organized across multiple units simultaneously is a real skill. If you've managed that pace before, you know what it takes.
What You Bring
- At least one year of hands-on maintenance technician experience
- Working knowledge of plumbing, electrical, HVAC, and general building systems
- Comfort with tools, manual repairs, and reading a punch list
- Strong time management across multiple open work orders
- Attention to detail in both the physical work and documentation
- High school diploma required; HVAC certification or CMRP is a plus but not required
