You'll oversee daily work orders from assignment through completion, run a preventive maintenance program, and keep the property's electrical, mechanical, and building systems functioning and documented. Unit turns fall under your coordination as well: tracking make-ready status, confirming punch list items are closed, and making sure units are genuinely move-in ready before keys change hands.
You'll supervise maintenance technicians, janitorial staff, and grounds crew, which means your organizational and communication skills get tested daily. Vendor coordination and supply management require you to work within budget guidelines, so cost awareness matters here. JMC expects accurate records: maintenance logs, purchase orders, and reports kept current and accessible. On-call rotation is part of the position, and after-hours emergencies will come up.
Minimum qualifications for this role include:
- High school diploma or equivalent education or experience
- At least three years of trade or general building maintenance experience
- Working knowledge of electrical, mechanical, and building systems
- Strong organizational, communication, and leadership skills
- Ability to follow safety procedures and company policies consistently
