The Flamingo is one of Miami Beach's most recognizable addresses, and the team running its day-to-day maintenance operation needs someone who can hold a high standard without being held up by every small problem. AIR Communities is hiring a Service Manager for this community, and the role carries real weight: a direct team of ten or more people, a broad maintenance scope, and a resident base that expects a lot.

This is a leadership role first. The technical side matters, and you'll need genuine hands-on maintenance and facilities experience to earn credibility with your crew. But what separates a strong Service Manager from a capable technician is the ability to develop people, set expectations clearly, and keep quality consistent even when the day doesn't go as planned. Turn quality, response times on service requests, and resident satisfaction scores all reflect on you and your team together.

On any given day, you might be reviewing a punch list from yesterday's turns, working through a vendor conversation about an upcoming capex project, and fielding a time-sensitive service request before noon. You'll communicate maintenance and capital needs up to leadership, manage your budget with an eye toward protecting NOI without cutting corners on quality, and make sure the property stays in step with AIR's operating procedures and environmental health and safety requirements. The community's appearance is a direct outcome of how well this team operates.

The schedule is honest about its demands. Evenings, weekends, on-call rotations, and stretches of seven-day coverage are part of the job depending on community needs and the time of year. Miami Beach isn't a slow market, and a property of this profile keeps a steady pace. That's worth knowing going in.

AIR is offering a base salary between $105,000 and $115,000, a 15% target bonus, and quarterly customer satisfaction bonuses of up to $250 per month for Service Managers who consistently deliver strong resident experiences. An on-site apartment discount option is also available.

What you'll bring

  • At least three years of technical maintenance and facilities experience in property management
  • One to three years leading a team in a customer service and asset maintenance environment
  • Mechanical aptitude and comfort with physical work, including moving heavy equipment
  • Flexibility for evenings, weekends, and on-call coverage (minimum one week per month)
  • Strong organizational skills and attention to detail
  • Reliable transportation
  • Proficiency in English (read, write, speak)
