Market Assistant Property Manager II
John M. Corcoran & CompanyWhat You'll Actually Do
This role puts you at the operational center of two residential communities in Stoughton: Oxford Apartments and The Essex. Day-to-day, you're supporting leasing activity, approving rental applications, and working to keep occupancy on target. You're also a primary point of contact for residents, which means your mornings might involve following up on a maintenance coordination question before shifting to delinquency outreach or move-in paperwork in the afternoon.
Beyond leasing and resident relations, this position carries real administrative weight. You'll maintain accurate resident files, prepare required reports, coordinate inspections, and manage move-in and move-out logistics. Affordable housing compliance is a genuine part of the job here, and knowledge of Fair Housing regulations isn't background context. It's something you'll apply regularly.
What You Bring
- High school diploma or equivalent, with at least three years of property management experience
- Hands-on experience with affordable housing programs and the compliance obligations that come with them
- Working knowledge of Fair Housing regulations at a practical, not just theoretical, level
- Proficiency in Microsoft Office and Yardi for day-to-day leasing and administrative tasks
- Strong organizational habits and the communication skills to manage both resident concerns and internal reporting
What separates a strong candidate here from an average one is the combination of leasing competency and compliance literacy. Plenty of assistant managers can handle traffic and applications. Fewer can manage affordable housing paperwork correctly while also keeping delinquency low and residents reasonably satisfied. If you've done both, you'll be genuinely useful from the first week.
The Role in Context
John M. Corcoran and Company has been operating in New England real estate since 1951. The company manages residential communities with a focus on integrity and long-term community development. The culture is described as collaborative, and many team members have built lengthy careers there, which says something real about how the organization treats institutional knowledge and people who invest in the work.
The schedule is Monday through Friday, 9 to 5, which is a genuine differentiator in property management. Residential leasing and operations roles often bleed into evenings and weekends, particularly during lease-up phases or high-traffic seasons. A fixed weekday schedule at a stabilized community with affordable housing compliance requirements is a meaningful quality-of-life factor worth noting. The pay range runs from $29.60 to $37.50 per hour, and a $2,500 sign-on bonus accompanies the offer. Benefits include medical, dental, vision, life insurance, paid time off, and a 401(k) with company match.
For someone with affordable housing experience who wants to deepen their skills in multi-site coordination and compliance reporting, this role builds exactly that kind of documented track record. It's a realistic step toward a property manager title, particularly within a company that has a stated track record of promoting from within.
