Assistant Property Manager

The Assistant Community Manager role at Hawthorne Residential Partners sits at the intersection of leasing execution and financial accountability. You're using both skill sets simultaneously, not alternating between them. That combination is what makes this position genuinely educational for someone building a career in multifamily.

Skills This Role Requires on Day One

You need working knowledge of leasing fundamentals before you arrive. That means reading a prospect's intent during a tour, guiding an application through accurately, and understanding how renewals connect to occupancy goals. On the financial side, you'll be posting rent payments, scanning checks, monitoring delinquency, and reviewing ledgers for billing accuracy. These aren't tasks you'll learn slowly. The community's reporting cadence and the Community Manager's expectations require you to operate with confidence from the start. Two years of property management experience is preferred, along with at least six months in an assistant manager seat. A CALP credential is a plus, though not required.

Conflict resolution is another non-negotiable. Resident concerns will come to you, and the expectation is that you de-escalate with professionalism and follow through with a resolution, not just an acknowledgment. Communities where delinquency and resident disputes pile up are communities where the assistant manager isn't carrying their weight.

Skills This Role Actively Builds

Where this role develops you is in financial interpretation and leadership under pressure. Assisting with financial reporting for regional leadership puts you in contact with the kind of documentation a Community Manager owns outright. You'll learn to read the story behind the numbers, connecting occupancy trends, concessions, and renewal rates to overall NOI performance. When the Community Manager is out, you step into that chair. Those moments build the instincts that the Career Path Program at Hawthorne is designed to formalize.

Hawthorne runs a structured development track specifically to move Assistant Community Managers into Community Manager roles. That path is explicit here, not implied. Their Learning and Development team is involved, not passive.

What the Work Actually Looks Like at Hawthorne at Holly Ridge

The leasing office is open Monday through Friday, 9 to 6, and Saturdays, 10 to 4. You'll receive one weekday off to keep the schedule at 40 hours. Resident events or community needs may occasionally pull you into evenings or weekends. Social media content creation is part of the role, specifically for promoting community events and resident engagement, so comfort with that is useful.

Candidates who stand out in this role combine two things that don't always travel together: genuine warmth with residents and an exacting eye for ledger accuracy. Strong instincts on the leasing floor mean little if rent collection and account reconciliation are loose. Hawthorne's Live It culture emphasizes service and connection, but this is still a performance-driven position with leasing commissions and quarterly bonuses tied to results.

  • Monthly leasing and renewal commissions
  • Quarterly performance bonuses
  • Hourly base compensation
  • Medical, dental, and vision coverage
  • 401k with company match
  • Paid maternity, paternity, and adoption leave
  • Company-paid life insurance
  • Pet insurance, telehealth access, and paid time off including your birthday
