It's 9 a.m. on the first of the month. Rent has posted across the portfolio, and the delinquency report is already on your screen. You're triaging: who gets a demand letter today, which residents need a payment arrangement conversation, and which accounts are headed to agency placement. That's the rhythm this role runs on.

What This Role Actually Covers

RedPeak is a Denver-based apartment owner, operator, and developer with 24 years focused exclusively on the Colorado market. This position sits at the corporate level and owns centralized resident account operations across the entire portfolio. That means delinquency management, move-out accounting, security deposit reconciliations, collections strategy, and month-end close processes all run through this function. The person in this seat is the primary point of contact for onsite teams and third-party collection vendors, and they work closely with regional managers, property accounting, and legal counsel when eviction proceedings require coordination.

The role also carries a process improvement mandate. RedPeak wants this manager to analyze delinquency trends, identify where bad debt is accumulating, and build proactive strategies to reduce outstanding receivables before they age out. That includes leading system implementations, writing rollout plans, developing training materials, and serving as the internal subject matter expert when new software or workflows come online. This is a centralized function in an active growth company, so the scope will expand as the portfolio does.

One detail worth noting: the position starts at RedPeak's corporate office on South Broadway and will relocate to another Denver location as the function matures. It's structured as a transition-track role, which reflects how RedPeak is building this centralized model out over time.

What RedPeak Is Looking For

  • At least 3 years in multifamily operations, property management, or property accounting
  • Hands-on experience with delinquency management, move-out accounting, and collections workflows
  • Proven ability to lead teams and coach onsite staff through process changes
  • Experience managing software rollouts or process improvement initiatives in a multifamily context
  • Strong analytical skills and comfort working with KPIs and operational data
  • The communication range to handle escalated resident conversations and cross-departmental coordination equally well
  • Proficiency with property management software and a tolerance for high call volume, especially in the early phase of the role
  • Valid driver's license and reliable transportation for occasional property visits

The salary range is $75,000 to $95,000, with a bonus component. Benefits include full medical, dental, and vision coverage, employer-paid short-term disability, and a 401(k) with company match that vests on day one.

Strong candidates will have more than just collections experience. The differentiator here is the combination of operational discipline and change management ability. RedPeak is building a centralized accounting function, which means the person who thrives in this role can hold the day-to-day delinquency cycle together while simultaneously standardizing workflows, training onsite teams, and pushing system improvements forward. Those two modes, execution and infrastructure building, don't always coexist in one person. When they do, this kind of centralized role becomes a clear path toward a director-level operations or accounting leadership position.
