Maintenance Technician

Wye Junction is a Bozzuto-managed community in Durham, NC, and this Maintenance Technician role sits at the center of daily property operations. Technicians at this level handle the full range of residential maintenance work, from routine service tickets to after-hours emergencies, and the position rewards people who bring real trade instincts and a genuine interest in developing them further.

What the Work Actually Looks Like

On any given day, you might close out three service tickets before noon, covering a tripped breaker, a running toilet, and an HVAC filter swap, then spend the afternoon pushing a vacant unit through turn-over repairs so it's ready for move-in on schedule. Grounds upkeep, snow removal, and general building cleanliness are part of the rotation too. You'll work weekends and evenings on a rotating basis, and you'll carry on-call responsibility for after-hours emergencies. That's a real part of this job, and it's worth knowing upfront.

The core technical areas are HVAC, electrical, plumbing, and appliance repair. Bozzuto is looking for beginner to intermediate proficiency across those systems, meaning you don't need to be a master in every discipline, but you need enough foundational knowledge to diagnose and resolve common issues independently. Make-ready work, specifically preparing vacant apartments for new residents, will be a consistent part of your workload.

Skills This Role Requires vs. Skills It Builds

Coming in, you'll need:

  • Hands-on experience in building maintenance or a trades education
  • Beginner to intermediate proficiency in HVAC, plumbing, electrical, and appliance repair
  • Reliable personal transportation for daily commuting and on-call response
  • Basic comfort with software and mobile apps used for work order tracking
  • Strong written and verbal communication skills, and a professional presentation
  • The physical ability to exert 25 to 50 pounds of force frequently

What the role builds is worth noting. After your 12-month anniversary, Bozzuto will cover the cost of your EPA 608 Universal Refrigerant Certification. That credential matters in residential property maintenance because it's required to legally handle refrigerants in HVAC systems. Earning it on the company's dime, while accumulating hands-on HVAC experience in the field, positions you well for a Senior Technician or Lead Maintenance role down the line.

Compensation and Support

The salary range for this position is $46,000 to $48,500 annually, with additional bonus eligibility. Bozzuto's benefits package includes medical, dental, and vision coverage, 20 days of paid time off plus holidays, a 401(k) with company match, and tuition reimbursement for team members pursuing further education or certifications.

For someone who takes the trades seriously and wants a structured environment to sharpen their skills, this role offers both the daily variety to build competence across systems and a clear path toward professional credentialing.
