The Skills This Role Runs On
HVAC certification is required from the start. Beyond that, the daily work pulls from a wide toolkit: electrical troubleshooting, plumbing repairs, appliance work, drywall patching, painting, and lock hardware. You'll handle resident service requests within 24 hours and complete make-readies within five days, which is a real constraint that demands both technical competence and good scheduling instincts. You'll need your own basic hand tools and a valid driver's license with a clean record, since assignments move across the property and on-call rotation takes you off-site when emergencies come in.
The physical demands are real and worth acknowledging plainly. Climbing ladders, accessing crawl spaces and attics, working outdoors in South Texas heat, and lifting up to 50 pounds are regular parts of this job. After-hours emergency calls are part of the rotation. If that's a dealbreaker, this posting isn't the right fit.
What You're Actually Managing Day to Day
Resident service requests, unit turns, grounds upkeep, and shop inventory all live on your plate simultaneously. You'll also carry some team-level responsibility: coordinating the service team's hours, mentoring other technicians, managing security deposit dispositions related to maintenance, and keeping purchasing disciplined without leaving the shop understocked. That last piece matters more than it sounds. Overspending on supplies is easy; keeping costs lean while staying stocked takes real attention.
Experience with turnovers in both newer and older buildings is specifically called out in the qualifications. Older affordable housing stock tends to have mixed systems, aging fixtures, and surprises behind walls.
