Centralized Painter, IFM - Orlando, FL

Cortland runs a centralized painting operation across its multifamily portfolio in Orlando, and this role sits inside that IFM (Integrated Facilities Management) structure. You're not assigned to a single community. You move between properties, covering unit turns, touch-ups, and surface repairs wherever the workload demands it.

What You'll Actually Do

The daily expectation is straightforward: complete one full-unit repaint or two touch-up units per day, depending on the turn schedule. That means prep, prime, and finish, not just rolling walls. You'll also handle drywall patching, sanding, and texture matching as part of the make-ready process. Spray equipment is part of the job, and you're expected to maintain it, not just use it.

Between units, you're responsible for keeping your paint shop organized, stocked, and safe. OSHA protocols and MSDS compliance aren't optional extras here. Cortland tracks work through a CMMS, so logging completed tasks and material usage is part of your daily close-out.

You'll coordinate with Service Managers on scheduling and priorities. When something affects your timeline, whether it's a material shortage or an access issue, you raise it early. Reliability and independent judgment matter in this role because there often isn't a supervisor on-site with you.

What You Bring

• High school diploma or equivalent
• 2 or more years of interior residential painting experience; custom home background is a plus
• Solid skills with brush, roller, and spray application, including proper spray prep
• Ability to perform small drywall repairs and texture matching; comfort with larger repairs is a bonus
• Valid driver's license with required vehicle insurance, you'll travel between properties regularly
• Working knowledge of spray equipment maintenance, OSHA regulations, and elevated-work safety
• Comfort working at heights using ladders, lifts, or scaffolding
• Familiarity with CMMS software, or willingness to learn quickly
• Availability for all shifts, including weekends when the turn schedule calls for it
