Maintenance Technician - Villa Del Mar
Sunrise ManagementMultifamily maintenance is fundamentally a craft role with a service layer on top. The technician who understands both sides of that equation, fixing the problem correctly the first time while keeping the resident informed throughout, is the one who genuinely moves a property forward. At Sunrise Management's Villa Del Mar community in Oceanside, CA, that's exactly the balance this position asks you to strike.
Sunrise operates with a resident hospitality focus, and the maintenance function is central to delivering on that promise. Your work directly protects NOI by keeping turns tight, reducing delinquency pressure from dissatisfied residents, and preserving curb appeal at a coastal California asset where first impressions carry real weight.
What the Role Actually Covers
This is a full-scope technician position, not a specialty trade role. Day to day, you'll handle service requests across plumbing, basic electrical, HVAC, appliance repair, carpentry, and painting. You'll also carry responsibility for pool and spa maintenance, common area upkeep including laundry rooms and recreation areas, and grounds cleanliness. Make-readies are a core deliverable: Sunrise expects units to be rent-ready within three to five days of vacancy, so you need to manage a punch list efficiently without cutting corners on quality.
Beyond reactive work, the role includes structured preventive maintenance rounds covering fire safety systems, lighting, pool and spa equipment, and life-safety checks. You'll track tool and supply inventory, maintain MSDS documentation for on-site chemicals, and participate in move-in and move-out inspections. On-call emergency response is part of the schedule, so flexibility on evenings, weekends, and holidays is a real requirement.
Pay runs $25.00 to $27.00 per hour depending on experience, and the position is eligible for leasing bonuses at this property.
What You Bring and What You'll Build
The role requires one to two years of hands-on maintenance experience across the core trades listed above, plus at least two years of familiarity with property management software such as Yardi, Entrata, or Onesite. You need to be comfortable working from a mobile device, because work orders, unit status updates, and communication with management all flow through digital systems at most modern multifamily operations.
Strong candidates in a role like this tend to separate on two things: turn speed and resident communication. Technical competency is the baseline. What distinguishes a technician who advances to a lead or supervisor position is the habit of closing the loop, updating residents proactively when a part is on order, flagging a recurring issue to management before it becomes a capital problem, and documenting vacant unit status consistently. Those habits, practiced here, translate directly to supervisory readiness.
