Maintenance Technician

CloudTen Residential runs a genuinely varied book of multifamily assets. Hotel-to-residential conversions, high-rise lease-ups, value-add repositioning projects. For a maintenance tech, that kind of portfolio means you're not doing the same thing every shift, and that's either appealing or it isn't.

This position is based in Berkeley Heights, Kent, WA and pays $30 to $33 per hour depending on experience. There are also leasing and renewal bonuses available at the property level, which is a detail worth noting because it's not standard for every maintenance role.

The day-to-day work covers the full range: plumbing, basic electrical, HVAC, appliance repair, carpentry, pool upkeep, and keeping common areas clean and presentable. Turn work is part of the rhythm too. The expectation is that vacant units are rent-ready within three to five days, which requires you to prioritize quickly and work without a lot of hand-holding. Service requests get a 24-hour resolution window, and when parts are on order or something creates a delay, you're expected to communicate that clearly to both the community manager and the resident.

On-call emergency response is real here. This is worth stating plainly: you'll carry availability for after-hours calls, evenings, and weekends. If your personal schedule doesn't flex easily, that's worth thinking through before applying. The properties need coverage, and the expectation is responsiveness when something goes wrong at 10pm.

Preventive maintenance is a consistent part of the role too, not an afterthought. Monthly PM directives cover lighting, fire safety, pool and spa systems, and life-safety checks. You'll also track inventory, maintain MSDS records for chemicals on site, and document vacant unit status. The documentation side of this job is real, and candidates who treat paperwork as secondary tend to create problems down the line.

What this role generally requires

  • 1 to 2 years of hands-on maintenance experience across plumbing, electrical, HVAC, carpentry, and painting
  • Valid driver's license in good standing
  • Comfort with a mobile device and basic computer tasks (work orders, communication, documentation)
  • Ability to work independently and manage your own time without constant supervision
  • Strong communication skills, including with residents who are frustrated or in a difficult situation
  • Flexible availability including weekends, evenings, and holidays

The candidates who tend to do well in roles like this are the ones who already know what they don't know and ask good questions rather than guessing on unfamiliar systems. CloudTen's portfolio spans property types that range in complexity, so intellectual curiosity and a willingness to learn specific systems actually matters here. The tech who shows up with confidence, documents their work cleanly, and communicates proactively when something's off is the one who earns trust quickly.

Benefits include medical, dental, and vision coverage, company-paid life insurance, FSA access, paid vacation and sick leave, and paid holidays. CloudTen is an equal opportunity employer and maintains a drug-free workplace policy.
