What This Role Actually Demands

Maintenance work at an affordable housing community calls on a wider skill set than most job titles suggest. At Summer Oaks in Sonoma, you'll draw on genuine multi-trade competency every single day: electrical troubleshooting on appliances, circuits, and fixtures; plumbing repairs to water and sewage systems; rough and finish carpentry; and landscape and irrigation upkeep. These aren't siloed tasks handed off to specialists. You're expected to move across all of them, assess what's needed, and get it done to standard.

The role also carries a mentorship component. You'll coach and provide day-to-day oversight to Maintenance Groundskeeper staff, which means your communication skills matter almost as much as your technical ones. Clear, direct guidance to junior team members isn't a bonus trait here. It's a core part of the job.

On-call rotation is real and worth understanding upfront. You'll carry 24/7 emergency coverage for seven consecutive days at a time, including evenings, weekends, and holidays. If that kind of schedule disrupts your household, it's worth thinking through before you apply. If you're someone who handles that well and takes pride in being the person residents can count on at midnight, this structure suits you.

Day-to-Day Scope

A typical week will include some combination of the following:

• Unit turns: painting, flooring, fixture installation, appliance hookups, and anything else needed to get a vacant unit rent-ready within established timeframes
• Preventive maintenance rounds and work order documentation in the property management system
• Landscape and irrigation checks to keep common areas clean, functional, and up to MidPen's standards
• Contractor coordination: helping with bid processes, scheduling vendor work, and confirming it's completed correctly
• Support for Community Manager on move-ins, move-outs, and annual inspections
• Inventory management for tools, equipment, and supplies

The paperwork side of this role is real. Work orders, inspection logs, and procurement documentation all require accurate records. Basic computer proficiency isn't optional.

A leaking pipe or broken heater in an affordable community carries a different weight than it might at a market-rate property, and most MidPen maintenance staff will tell you they feel that difference.

What separates strong candidates from average ones in this role is the combination of trade depth and interpersonal steadiness. You can have excellent plumbing skills and still struggle here if you can't communicate calmly with a frustrated resident or give clear direction to a groundskeeper who's still learning. MidPen looks for technicians who bring both, and who are comfortable taking ownership without needing constant oversight from the Community Manager.

The pay range for this position runs $25.00 to $28.13 per hour based on experience, and the benefits package includes health, dental, vision, life and disability insurance, a 403(b) retirement plan, paid parental leave, education reimbursement, and an EAP, among others.
