Maintenance Technician

Maintenance technicians at established third-party management firms like Makowsky Ringel Greenberg tend to work across a portfolio rather than a single address, which means the breadth of your skills gets tested regularly. This role covers apartment communities in Memphis and calls for someone who already knows their way around HVAC systems, plumbing, electrical work, and appliance repair before walking in the door.

What This Role Requires

HVAC certification is a firm requirement here, with Universal certification preferred. Beyond that, the expectation is at least two years of apartment maintenance experience and the hands-on confidence to work independently with minimal oversight. You'll need your own tools and a reliable vehicle with valid insurance, since this position moves between properties. Daily documentation of completed work is part of the job, so comfort with written records matters alongside the technical skills.

The core responsibilities span the full range of residential maintenance:

  • HVAC repair and installation
  • Plumbing and electrical repairs
  • Appliance repair, moving, and installation
  • Lock installation, repair, and rekeying
  • Make-ready work to prepare units for move-in
  • Routine preventive maintenance
  • Supporting other technicians on troubleshooting and repairs
  • Compliance with company safety policies and applicable OSHA standards

The schedule runs Monday through Friday, but rotating on-call coverage is part of the role. If after-hours calls are something you've avoided before, factor that in honestly before applying.

Skills This Role Builds

Working across multiple communities inside a fee-management operation exposes you to a wider variety of building types and repair scenarios than a single-site position typically offers. Over time, that breadth sharpens diagnostic speed and deepens your familiarity with how different properties age and present issues. Technicians who handle portfolio work often develop strong instincts for preventive maintenance prioritization, which is exactly the skillset that opens doors to lead technician and maintenance supervisor roles down the line.

Knowing local building codes and working within OSHA standards also builds a compliance fluency that becomes increasingly valuable as portfolios grow and regulatory scrutiny on habitability tightens in markets across the country.

Compensation and Benefits

The position includes a $1,000 sign-on bonus, quarterly and annual performance bonuses, and a fuel allowance that reflects the multi-site nature of the work. Benefits include medical, dental, and vision coverage, short- and long-term disability, company-paid life insurance, paid holidays, paid time off, and a 401(k) with profit sharing. Pre-employment screening includes a background check, credit check, and drug screening.
