Most apartment maintenance requests don't arrive at convenient times, and most properties can't afford a technician who only handles one trade. Olympus Property staffs for versatility. At Olympus Grand Crossing in Katy, TX, they're adding a Maintenance Technician who can move across work orders without needing hand-holding on the basics.
You'll work under the Lead Maintenance Technician, handling the full mix of resident service requests: plumbing repairs and fixture replacements, electrical switches and fixtures, appliance repair and replacement (refrigerators, stoves, washers, dryers, microwaves), lock changes, door repairs, and paint and carpentry as needed. HVAC is a core part of the job. Preventative maintenance on units, filter changes, coil cleaning, and diagnosis are regular tasks, not occasional ones.
Beyond the unit-level work, you'll help maintain grounds, common areas, and pool upkeep, and you'll track all work through the property's software system. Inventory and shop organization are part of the role too. Standard schedule is Monday through Friday, 9 AM to 6 PM, with emergency availability required outside those hours.
Starting pay is $23 per hour, with monthly and quarterly bonuses available. Benefits include medical, dental, and vision coverage, 401(k) with employer matching, tuition reimbursement, an apartment rental allowance, and paid time off. Olympus has been recognized as a National Apartment Association Top Employer three consecutive years (2023, 2024, 2025).
The technicians who stand out in roles like this one aren't just fast on work orders. They communicate clearly with residents, keep the shop organized so turns don't stall, and flag recurring issues before they become capital problems. If you've worked through a lease-up or a busy summer season and know how to prioritize when the board is full, that experience translates directly here.
