What the Work Actually Looks Like

Day-to-day, you're splitting time between reactive and proactive work. Resident service requests come in through the queue and you're expected to turn them around efficiently, whether that's an appliance fix, a plumbing issue, or an electrical concern. But the role doesn't live entirely in reactive mode. You'll carry real responsibility for preventative maintenance scheduling, property walks to catch curb appeal and safety issues before they become problems, and unit turn work on vacancies. Turns are where a technician's speed and quality show up most clearly on a property's performance, and Van Metre treats that work as a defined process worth doing right. You'll also manage inventory, keep storage areas organized, and flag liability or maintenance concerns directly to the Service Manager and Property Manager. After-hours emergency coverage is part of the job, and weekend availability is required.

What You Bring

  • One to two years of maintenance experience, or equivalent trade training
  • Working knowledge of appliance, electrical, and plumbing repair
  • Basic understanding of HVAC systems and electrical circuitry; HVAC certification is preferred
  • Familiarity with current OSHA and building safety standards
  • Your own basic tools, and the habits to maintain them safely
  • A valid driver's license
  • The ability to take direction, follow through without hand-holding, and communicate clearly with residents and coworkers

Compensation and Benefits

The hourly range is $25.00 to $27.00, based on experience and qualifications. On top of base pay, there's an annual bonus of up to $5,000 paid out quarterly, plus renewal commissions.
