Maintenance Technician

It's Tuesday morning, and three work orders from the night before are already in the queue. One resident lost heat, another has a leaking faucet under the kitchen sink, and a dryer in unit 214 stopped spinning. By noon, all three are closed out. That rhythm, varied, physical, and genuinely useful, is what defines a day in this role.

What This Role Covers

Olympus Property is bringing on a full-time Maintenance Technician for Olympus Alameda in Albuquerque. The schedule runs Monday through Friday, 9 AM to 6 PM, with availability for emergency calls as needed. You'll work alongside the Lead Maintenance Tech and the broader service team to keep apartment homes and common areas in good working order.

The work spans a wide range of trades. On any given week, you might be handling HVAC preventative maintenance, cleaning coils and swapping filters, then shifting to minor plumbing repairs, fixture replacements, or appliance work on refrigerators, washers, dryers, and stoves. Electrical fixture and switch repairs, lock changes, door hardware, painting, carpentry, and pool and grounds upkeep all fall within scope. Service requests are tracked through software, so comfort with basic digital tools matters. You'll also help keep the maintenance shop organized and inventory accounted for.

This is a property that takes make-ready quality seriously. Residents notice when things are done right the first time, and so does the team.

What You'll Need

  • At least two years of maintenance experience in residential, apartment, or commercial settings
  • EPA/HVAC certification (required)
  • CPO (Certified Pool Operator) certification (required)
  • Comfort working across trades: plumbing, electrical, appliance repair, carpentry, and painting
  • Ability to respond to emergency maintenance requests outside regular hours

Olympus Property has earned the National Apartment Association's Top Employer designation three consecutive years, 2023, 2024, and 2025. That recognition tends to reflect something real about how companies treat the people doing hands-on work. Benefits include medical, dental, and vision coverage, a 401(k) with employer matching, short and long-term disability, life insurance, paid time off, an apartment rental allowance, educational assistance with tuition reimbursement, and monthly and quarterly bonus eligibility. Pay is experience-based.

From a career standpoint, a role like this builds the kind of cross-trade fluency that opens doors. Technicians who develop strong HVAC diagnostics alongside solid plumbing and electrical skills tend to move into Lead Tech positions faster than those who specialize narrowly. From Lead Tech, the natural next step is Service Manager, a role that adds team oversight, capex planning, and vendor coordination to the skill set. If you're two or three years into maintenance work and want a company where that path is clearly defined, this is worth a close look.
