Apartment maintenance is one of the few roles where your morning could start with a plumbing call and end with a completed make-ready, and no two days look exactly the same. The work is hands-on, resident-facing, and supported by tech-driven task management that helps technicians stay organized across a full day of service requests and turns.

What the Day-to-Day Looks Like

Most of your time splits between completing resident service requests and supporting apartment turns between leases. On the service side, you'll troubleshoot and repair plumbing, basic electrical systems, HVAC equipment, and appliances, usually with general direction rather than someone looking over your shoulder. On the turn side, you'll follow AIR's make-ready process to get units prepped and punched out before a new resident moves in. Depending on your experience level, you may also help guide junior technicians, work with vendors, and conduct move-in and move-out inspections. Responsibilities shift with the seasons and with community needs, so the scope of your work isn't static.

On-call is part of the job. You'll carry at least one week of on-call per month, which means being reachable for after-hours emergencies and having reliable transportation to respond. That's worth naming plainly because it shapes your schedule in ways that matter.
