A resident puts in a request at 7 a.m.: no hot water. By 8, you've already diagnosed the water heater, sourced the part, and updated the work order. That's the rhythm of this role.

The Work

Cottonwood Residential is hiring a Maintenance Technician II for The Marq Highland Park Apartments in Westchase, Florida. This is an intermediate-level position, which means you're expected to work independently on most repairs without needing the supervisor to walk you through it. You'll handle the full range of service requests: HVAC diagnosis and repair, plumbing, electrical fixtures, appliances, and carpentry. You'll also contribute to the make-ready process, getting vacant units turned and ready for incoming residents.

Beyond service requests, the role includes preventative maintenance on building systems, regular property walks to keep grounds and common areas in good condition, and support for pool and spa upkeep. You'll document completed work in the property management system and stay in communication with the Maintenance Supervisor on anything that needs escalation or additional resources.

On-call rotation is part of the job. After-hours emergencies happen, and you'll be expected to respond when it's your turn. The supervisor provides backup, but residents count on the team to show up.

What Qualifies You

  • High school diploma or equivalent
  • Valid driver's license and reliable transportation
  • 2 or more years of multifamily maintenance experience
  • EPA Type II or Universal certification (required)
  • Solid hands-on knowledge of HVAC, plumbing, electrical, appliances, and pool/spa systems
  • CPO certification (preferred)
  • Ability to lift up to 75 lbs. regularly; weights over 50 lbs. should be handled with assistance
  • Availability for evenings, weekends, and on-call shifts
  • Basic tools required; HVAC gauges required if EPA certified
