Maintenance Technician - EPA Certified
Weinstein PropertiesMaintenance roles at well-run, owner-operated communities tend to look different from positions at large third-party management shops. When the company owns what you maintain, there's more consistency in how things get done, clearer expectations, and less friction between the people making decisions and the people doing the work. That's the environment this role sits in.
What the Work Looks Like Day to Day
You'll be based at The Union Apartments in West Nashville, handling the full range of residential maintenance across occupied and vacant units. Work orders, make-readies, and turns will make up a significant part of your routine. Beyond that, you'll troubleshoot and repair HVAC systems, electrical issues, plumbing, appliances, and carpentry items. Pool areas, grounds, and shared amenities fall under the team's collective responsibility too, so this isn't a role where your work stops at the apartment door.
The schedule is Monday through Friday, 8am to 5pm, with participation in a rotating on-call schedule. On-call weeks include a flat $150 payment regardless of whether calls come in, plus additional pay for holiday coverage. That kind of predictable structure matters when you're weighing whether a role fits your life outside of work.
What Weinstein Properties Is Looking For
- At least 3 years of apartment or residential maintenance experience
- EPA Certification (Type II or Universal) required
- Hands-on HVAC troubleshooting and repair skills
- Comfortable working independently and as part of a team
- Able to lift up to 75 lbs and work indoors and outdoors year-round
- Reliable transportation and basic comfort with digital work order systems
- Strong communication and a genuine customer service orientation
That last point carries real weight here. Residents interact with maintenance staff more personally than almost anyone else on a property team. How you handle a frustrated resident whose AC isn't working at 4pm on a Friday, or how you leave an apartment after a work order, shapes how people feel about where they live. Technicians who take that seriously tend to fit well in communities like this one.
Stability, Pay, and Where This Can Lead
The base rate starts at $25/hour and moves up depending on experience, with quarterly bonuses tied to property and team performance. Benefits include medical, dental, vision, a 401(k) with company match, PTO, paid holidays, a birthday day off, an employee assistance program, a referral program, and a rent discount.
For technicians who want to grow, owner-operated companies with consistent standards and in-house management tend to be the clearest path toward a Lead Technician or Maintenance Supervisor role. When leadership knows the portfolio intimately and promotes from within, advancement is less about waiting for an opening and more about building a track record. That kind of environment rewards reliability and skill over time in ways that don't always happen at larger, more transactional operations.
A background check is required as part of the hiring process.
