Maintenance Technician

Student housing maintenance runs at a different pace than conventional multifamily. Turns are compressed into a few weeks before the academic year starts, pool logs need to stay clean all summer, and when something breaks at 11pm the night before move-in, someone has to answer the phone. PeakMade Real Estate is hiring a Maintenance Technician for their College Station community, and they're clear about what the job actually involves.

What You'll Actually Do

Day-to-day, you're working service requests, keeping up with a preventative maintenance schedule, and helping maintain curb appeal across grounds, breezeways, and common areas. You'll assist with turn events when the lease cycle flips, which in student housing means coordinating make-readies on a tight calendar with little margin for punch list items that drag. Pool maintenance is part of the scope here, including chemical logs that need to stay accurate and current. You'll carry on-call rotation responsibilities, so after-hours calls are a real part of this job. HVAC, plumbing, electrical, appliances: you're expected to troubleshoot and repair across all of it, not hand everything off to vendors.

You'll also work alongside the Maintenance Supervisor to track inventory, stay within budget guidelines, and support hazard communications compliance. Resident-facing communication matters here too. Student renters have high expectations and a low tolerance for delays, and how you handle a complaint often matters as much as how fast you fix the problem.

What You Bring

  • High school diploma or equivalent
  • At least one year of maintenance experience, apartment industry experience preferred
  • EPA Type I and II certification preferred
  • Ability to troubleshoot HVAC, plumbing, electrical, and appliances independently
  • Reliable transportation and ability to live within 30 miles of the property
  • Comfortable with weekend, holiday, and rotating on-call schedules
  • Physically able to lift up to 50 pounds, work on ladders above eight feet, and handle outdoor work in Texas heat
  • Your own hand tools. This is standard in the trade.
