What You'll Actually Do

This role covers the full operational footprint of a residential community. Make-readies are a core part of the workload. When a unit turns, you're responsible for getting it back to rent-ready condition at a quality level that holds up on move-in day inspection. That means punch lists completed correctly, not just quickly.

Beyond turns, you're handling service requests, preventative maintenance, pool upkeep, grounds appearance, and amenity function. Vendor oversight is part of the job too. When a contractor is on site, you're the quality check, not just a bystander. Supply inventory stays organized because you own it. Parts get ordered before the shortage becomes a problem.

On-call runs twice a month and includes weekend coverage. After-hours calls come with the territory. When something urgent surfaces, it goes to the Property Manager with enough detail to act on. You'll also assist with bid processes and help train newer maintenance staff when needed. A valid driver's license is required since you'll travel between nearby properties and handle supply runs.

What You Bring

  • Hands-on apartment maintenance or handyman experience (this is a hard requirement, not a preference)
  • Working knowledge of HVAC, plumbing, and electrical systems
  • EPA 608 certification is a plus; Certified Pool Operator (CPO) is also a plus
  • Comfort with both power and hand tools used safely and correctly
  • Supervisory or training experience, preferred but not required
  • Ability to lift up to 50 lbs, climb ladders, work in confined spaces, and stay on your feet for extended periods
  • Fair Housing awareness and willingness to escalate accommodation requests to management appropriately

That's a meaningful incentive structure for a maintenance tech who moves efficiently without cutting corners. Candidates with EPA 608 certification and some supervisory background are well positioned to grow into lead tech or maintenance supervisor roles as the company expands its portfolio.
