Maintenance Technician - EPA Certified

The open position is at 3Sixty Flats in Grand Prairie, TX. Weinstein owns and manages their portfolio in-house, so there's no third-party management layer adding noise to communication or slowing down approvals. The people making decisions about the property are the same people supporting the maintenance team day to day.

The Role in Practice

This is a full-cycle maintenance position. Your week will move between occupied unit work orders, make-ready turns on vacants, HVAC diagnosis and repair, plumbing, electrical, appliance troubleshooting, and general upkeep of grounds, amenities, and pool areas. The schedule runs Monday through Friday, 8am to 5pm, with participation in a rotating emergency on-call schedule. On-call pays a flat $150 per week regardless of call volume, plus an additional $150 for holiday coverage. That kind of predictable structure matters when you're planning your life around an on-call rotation.

Base pay starts at $24 per hour and goes up depending on experience. There's also a quarterly bonus of up to $980 tied to property and team performance, a sign-on bonus (details discussed at interview), and a rent discount for those who want to live on-site. What Weinstein Is Looking For

• Minimum 3 years of apartment or residential maintenance experience
• EPA Certification, Type II or Universal (this is a firm requirement, not a preference)
• Hands-on HVAC troubleshooting, repair, and installation experience
• Demonstrated ability to diagnose and repair appliances, plumbing, and electrical systems independently
• Comfort with work order platforms and basic computer/mobile use
• Ability to lift up to 75 lbs and work outdoors year-round in Texas heat
• Reliable transportation; background check required
