Maintenance Technician

Weinstein Properties owns and manages its communities directly, which shapes how a maintenance technician experiences the job day to day. There's no third-party management layer between you and decisions. When something needs to get done, the answer usually comes quickly.

This position is based at a South Austin community and covers the full scope of residential maintenance work: completing work orders in occupied units, supporting make-readies and turns on vacant apartments, and contributing to the overall upkeep of grounds, amenities, and pool areas. You'll troubleshoot and repair HVAC systems, plumbing, electrical, appliances, and carpentry. The schedule runs Monday through Friday, 8am to 5pm, with participation in a rotating on-call schedule shared across the team.

What This Role Requires

The technical baseline here is specific. You'll need:

  • At least 3 years of apartment or residential maintenance experience
  • EPA Certification (Type II or Universal) , this is a firm requirement, not a preference
  • Hands-on HVAC troubleshooting and repair skills
  • Comfort with work order systems, mobile devices, and basic computer tools
  • Physical readiness to lift up to 75 lbs, work outdoors year-round, and climb stairs and ladders
  • Reliable transportation

A customer service orientation matters here too. Residents notice how maintenance staff communicate and follow through, not just whether the repair got done.

Compensation and Benefits

The base pay starts at $23 per hour and goes up based on experience. On-call participation earns an additional $150 per week, regardless of call volume, plus $150 per holiday when you're on call. Quarterly bonuses of up to $980 are tied to property and team performance. Benefits include medical, dental, vision, 401(k) with company match, PTO, paid holidays, birthday time off, a rent discount, an Employee Assistance Program, and a referral program.

Where Strong Technicians Separate Themselves

Three years of experience gets you in the door. What distinguishes the technicians who thrive here is the ability to prioritize intelligently when multiple work orders stack up, communicate clearly with residents during stressful situations, and handle turns efficiently without sacrificing quality on the punch list. HVAC competency tends to be the skill that carries the most weight, since refrigerant handling and system diagnosis require both certification and genuine hands-on judgment. Technicians who build those diagnostic instincts, rather than just replacing parts and hoping, tend to advance faster and take on more responsibility over time.

Weinstein Properties notes that many team members have built long careers within the company, which suggests real career runway for someone who shows up consistently and develops their technical range.
