Maintenance Technician

Avanath operates affordable workforce housing communities across the country. This Maintenance Apprentice position sits at their Escondido property on Morning View Drive and reports directly to the Community Manager. It's a ground-level role built for someone who wants to grow their maintenance career in a structured, team-oriented environment.

Day to day, the work covers a wide range of tasks: completing resident work orders, helping turn vacant units through the make-ready process, walking the grounds, pressure-washing common areas, and assisting with routine property inspections. You'll build punch lists for vacant units, coordinate with vendors when needed, and track inventory so supplies stay stocked. The role also involves contributing to preventative maintenance and supporting cost-control efforts by repairing rather than replacing parts wherever possible.

Avanath emphasizes promotion from within, so this apprentice position has a clear path forward. Technicians who show initiative here typically move into full Maintenance Technician roles, then toward Lead Tech or Maintenance Supervisor over time. Hands-on experience across grounds, make-readies, and work order management builds exactly the skill set hiring managers look for at the next level.

What You Bring

  • At least 2 years of grounds or porter experience
  • Comfort operating property maintenance equipment including pressure washers and leaf blowers
  • Ability to perform minor repairs across plumbing, electrical, or general carpentry
  • Basic knowledge of Fair Housing laws and OSHA safety requirements
  • Strong attention to detail and solid time management habits
  • A professional, courteous manner with residents, staff, and vendors
  • High school diploma or equivalent

Physical demands are real here. Expect frequent standing, walking, bending, and occasional work on uneven ground or elevated surfaces. You may also travel to sister communities to provide maintenance support when needed, and as essential staff, you're expected to show up during inclement weather.

If you've been doing grounds and porter work and want a role where you can start picking up broader maintenance skills while earning a path toward a Technician title, this is a reasonable next step.
