Maintenance Technician

Maintenance is one of the most skill-dense entry points in property management, and this role at Bigos Management's Willow Pond community in Burnsville builds a broad technical foundation fast. You're working across grounds, common areas, and apartment units, which means your hands are on almost every system a residential property runs on. That kind of cross-training compounds quickly.

What This Role Actually Builds

The core of this position is supporting daily operations at a 312-unit garden-style community, with a partial split to a second site. You'll work directly alongside experienced maintenance staff on make-readies, which means learning how to turn units efficiently from move-out to rent-ready condition. That process, furniture removal, paint touch-up, cleaning, and punch list repairs, is one of the most teachable and transferable skills in residential maintenance. Technicians who get fast and thorough at turns become indispensable quickly.

Beyond make-readies, the daily scope includes:

  • Grounds upkeep: trash removal, sweeping walks, watering, and winter ice control
  • Work order completion in apartments and common areas covering minor plumbing, electrical, HVAC, light carpentry, and painting
  • Regular property walks to catch maintenance and cleanliness issues before residents report them
  • Tool and supply inventory alongside the onsite team

The schedule runs Monday through Friday, 8:00 am to 4:30 pm, with Monday and Thursday at Willow Pond and the other three days split between Hidden Valley in the morning and Willow Pond in the afternoon. Reliable transportation is required for that split.

Skills That Transfer

Entry-level maintenance roles at multi-family properties tend to sort candidates into two groups pretty quickly: those who treat every work order as a task to close, and those who treat it as a chance to understand a system. The second group ends up as lead technicians, service managers, and eventually maintenance supervisors. At a company the size of Bigos, with a portfolio that has earned Star Tribune Top Workplace recognition eleven times, there's room to grow into those positions. Getting your Certified Pool Operators license within six months of hire, which this role recommends, is one concrete early step in that direction.

The minor plumbing and HVAC exposure you get at this level is the same exposure that, over time, leads to EPA 608 certification and the ability to take on more complex systems. The time management and self-direction skills you build handling multiple open work orders daily translate directly into managing a maintenance team later. None of that is theoretical here. It's just what happens when someone pays attention.

What Bigos Offers for This Position

Pay for this role runs $18.00 to $22.00 per hour depending on experience, with monthly renewal bonuses available. Benefits start the first of the month after hire and include medical with HSA employer contribution, 401(k) with employer match, ten paid holidays with no waiting period, PTO with rollover, company-paid life insurance and disability coverage, educational assistance, and a rent discount. A Lifetime Fitness membership discount is also included.

Zero to two years of residential maintenance or assistant-level experience meets the baseline here. If you bring solid mechanical instincts, a professional attitude with residents and vendors, and the physical readiness for a hands-on outdoor and indoor schedule through Minnesota winters, this is a strong place to start building a career in property maintenance.
