What the Work Actually Looks Like

This is a full-scope technician role, not a groundskeeper position with a wrench. You'll handle skilled repairs across electrical, plumbing, and carpentry systems, and you'll be expected to carry the technical weight when something complex comes up. Turns fall on you too: getting vacant units rent-ready within MidPen's established timeframes means painting, flooring, fixtures, and appliances, all done to a standard that holds up through inspections.

  • Electrical work covering appliances, fixtures, switches, and circuits
  • Plumbing repairs to water and sewage systems
  • Rough and finish carpentry, structural and cosmetic
  • Landscaping and irrigation system maintenance
  • Preventive maintenance scheduling and work order documentation
  • Contractor coordination: bidding, scheduling, and monitoring completion
  • Move-in, move-out, and annual inspection support for the Community Manager
  • Coaching and oversight of Maintenance Groundskeeper staff

The on-call rotation is real and worth knowing upfront. You'll cover 24/7 emergency maintenance for seven consecutive days on a rotating basis, including evenings, weekends, and holidays. That's a genuine commitment, and candidates who haven't done residential on-call before sometimes underestimate what it asks of you.

What MidPen Is Looking For

Three years of maintenance experience is the baseline, with property management experience preferred. Plumbing knowledge needs to be solid, not surface-level. Carpentry should cover both rough and finish work. You'll need a valid California driver's license, reliable transportation, and current auto insurance, since you may be moving between properties or picking up supplies. Basic OSHA familiarity and the physical ability to work in all conditions round out the requirements.

The coaching component is worth highlighting. Strong candidates here aren't just technically capable. They can explain what they're doing, show a groundskeeper the right way to handle something, and build a team that doesn't fall apart when they're off-rotation. That skill tends to travel well in this industry, and technicians who develop it often move into lead or facilities supervisor roles over time.
