Maintenance Technician

Maintenance Technicians at apartment communities carry a lot of the resident experience on their shoulders. A leaking faucet or a broken AC in a Utah summer isn't just a work order. It's a person's home, and how quickly and cleanly you resolve it shapes how that resident feels about living there. At Sugarmont Apartments and Townhomes, Cottonwood Residential is looking for someone who understands that dynamic.

What the Work Actually Looks Like

Day to day, you'll move through a mix of scheduled make-readies and incoming resident requests. Plumbing, electrical, general carpentry, HVAC troubleshooting. The scope is broad, which keeps the work from getting monotonous, but it also means you need a genuine foundation across trades rather than deep expertise in just one. EPA Type II or Universal certification is required before you start, and you'll need a valid driver's license. CPO certification is a plus if you have it.

The physical side of this role is real. You're on your feet for most of the day, climbing stairs and ladders, working in tight spaces, and occasionally lifting up to 50 lbs. Evenings, weekends, and on-call rotations for after-hours emergencies are part of the schedule. The Service Manager provides support during those calls, so you're not handling urgent situations entirely alone, but you need to be comfortable responding when residents need help outside normal hours.

Who Tends to Fit Well Here

Strong candidates in this kind of role share a few qualities that go beyond technical skill. They communicate clearly with residents while the work is happening. They leave the unit clean. They close the loop. A technician who fixes the problem but leaves a resident feeling brushed off hasn't fully done the job. Cottonwood emphasizes service quality and resident connection as core values, so the interpersonal side of maintenance work genuinely matters here.

  • EPA Type II or Universal certification (required)
  • Meaningful HVAC troubleshooting experience
  • Plumbing, electrical, and carpentry skills across residential repairs
  • Valid driver's license
  • Ability to work on-call and cover after-hours emergency calls
  • CPO certification (a plus, not a requirement)

Benefits and Growth

Cottonwood offers health, vision, dental, life, and disability coverage available within your first 30 days, along with a 401k with company match, HSA match, 10.5 paid holidays, and three weeks of paid time off in your first year. For a maintenance role, that's a solid package that reflects how the company values this work.

For technicians who build strong skills here, the natural path often leads toward a Lead Tech or Service Manager role. Communities like Sugarmont give you exposure to a varied unit mix including townhomes, which adds scope to your experience compared to a flat garden-style property. If you're early in your maintenance career and want to grow, that variety is genuinely useful.
