It's 7:15 a.m. and your work order queue already has six tickets. One resident has a leaking shutoff valve, another needs a dishwasher swap, and unit 214 just turned yesterday and still needs a final punch list walk. That's a normal Tuesday at Artesia Apartments.

MG Properties, a regional operator with over 30 years of acquisition, development, and management experience across the Western U.S., is adding a Maintenance Technician to the team at Artesia Apartments in Everett, WA. This is a hands-on, multi-trade role on a property that runs at scale. You'll work through service requests, support turns and make-readies, handle grounds and common area upkeep, and carry a share of the on-call rotation for after-hours emergencies.

What the Work Actually Covers

Day-to-day, you're moving across plumbing, electrical, HVAC, appliance repair, and painting. Turns require speed and quality in the same breath: a unit sitting vacant is drag on occupancy, and a sloppy make-ready shows up in renewals. You'll also field emergency calls on rotation, so the ability to triage and respond under pressure is part of the job description whether it's written down or not.

  • At least 2 years of apartment maintenance experience, ideally on a 200-unit-or-larger property
  • Competency across trades: plumbing, electrical, HVAC, and general repairs
  • Reliable transportation (non-negotiable for on-call coverage)
  • Availability for on-call rotation
  • A customer-facing attitude: residents notice how you communicate as much as how fast you fix things

Compensation and Benefits

The pay range is $25 to $27 per hour depending on experience, with monthly bonuses and company profit sharing on top of base. Time off includes 10 days of PTO per year, 10 paid holidays, 2 personal days, and 52 hours of paid sick time.
