Maintenance Technician

Maintenance Technician roles at HOA management companies differ from typical apartment work. You're not turning units or chasing delinquency. You're keeping shared amenities, building systems, and common areas functional across client communities. At Rise Association Management Group, that work happens on South Padre Island, which adds a specific layer: coastal conditions are hard on buildings, pools run year-round, and deferred maintenance shows up fast in salt air.

What the Work Looks Like

Your day starts with a property walk, then you work through open work orders and coordinate with vendors. Pool maintenance is a core part of this role: daily chemical balancing, brushing, vacuuming, and keeping the water clean for residents. CPO certification is preferred; if you don't have it, you'll need to be willing to get it.

Beyond the pool, the work spans a real range:

  • Plumbing, basic electrical, and HVAC diagnostics and repairs
  • Boiler diagnostics
  • Drywall repair including tape, float, texture, and paint
  • Carpentry, weather sealing, and flooring resets
  • Power washing, debris removal, and regular porter assignments
  • Bid collection and project coordination with vendors and contractors
  • Preventative maintenance scheduling and building system inspections

You'll also support the property management team on vendor oversight, RFP review, and making sure contractor work matches the agreed scope. That's a more active coordination role than most technician positions carry.

What Rise Is Looking For

  • At least 2 years of facilities maintenance experience, ideally in high-rise buildings
  • Make-ready skills: drywall, paint, trim, flooring, door and window sealing
  • Working knowledge of HVAC, plumbing, electrical, and carpentry
  • Bilingual in English and Spanish (required)
  • Pool maintenance background; CPO cert a plus
  • Valid driver's license and reliable transportation
  • Comfort with a physical role: standing most of the day, lifting up to 50 lbs

The schedule is Monday through Friday, 8 to 5, but after-hours emergency availability is expected. That's standard for facilities work tied to community associations. If the pool system fails on a Saturday, someone has to respond.

The Bigger Picture

Rise operates under EOS, which means structured accountability and clear priorities rather than constant improvisation. For a technician, that translates into organized work order tracking, documented preventative maintenance plans, and consistent follow-through. If you've worked in environments where nothing was written down and priorities changed hourly, this structure will feel different in a good way.

Technicians who build vendor relationships and get comfortable with bid and scope review often grow into facilities coordinator or property operations roles over time. The cross-functional exposure here, combining hands-on maintenance with project management and client interaction, builds a broader skill set than a straight maintenance position usually offers.
