Maintenance Technician

What the Work Actually Looks Like

Day to day, you're moving through service requests, preventative maintenance tasks, and curb appeal walkthroughs. In Tempe, that means pool chemistry logs are not optional paperwork. With summer temperatures routinely pushing past 110 degrees, the pool is a heavily used amenity and the chemical records need to be accurate and current. HVAC is similarly non-negotiable. The ability to troubleshoot and repair HVAC systems independently matters here more than it would in a moderate climate.

Turn season is where student housing separates from conventional apartments. Units flip in a compressed cycle, and you'll be working with the maintenance team to schedule and execute make-ready work at volume. A clean punch list process and solid communication with the Maintenance Supervisor keeps that from becoming chaos. The rest of the year involves preventative maintenance schedules, equipment upkeep per manufacturer specs, and keeping grounds, breezeways, and common areas in good shape.

You'll also participate in on-call rotation. That's the honest part of the job that doesn't always get front-billed. For the right candidate, it's manageable. For someone who hasn't done rotating emergency coverage before, it's worth knowing upfront.

• At least one year of maintenance experience, apartment industry preferred
• Ability to troubleshoot and repair HVAC, plumbing, electrical, and appliances
• EPA Type I and II certification preferred
• Must live within 30 miles of the property and have reliable transportation
• Availability for a varied schedule including weekends, holidays, and on-call rotation
• Ability to lift up to 50 pounds, work at heights on ladders, and perform physical tasks outdoors in extreme temperatures
• Candidates should bring their own hand tools
• Additional certifications as required by local, state, or federal law
