Maintenance Technician
Griffis ResidentialMaintenance work at a luxury apartment community runs on a specific set of skills, and this role at Griffis Residential in Portland puts most of them to work daily. HVAC diagnosis, plumbing repairs, electrical troubleshooting, appliance work, carpentry for make-readies , the technical range here is broad. If you've built competency across those trades in a multi-family setting, this is a position where that depth pays off.
The Technical Scope
Make-ready work sits at the center of this role. Getting a unit turn-ready means running through the full punch list: plumbing fixtures, HVAC function, appliance condition, electrical, and finish carpentry. The standard matters because Griffis operates luxury communities, and residents moving into a Class A apartment expect everything to work correctly on day one.
Beyond turns, you'll respond to resident service requests with a 30-minute response window for emergency repairs. That kind of expectation requires solid diagnostic instincts, not just technical knowledge. You also help develop and execute preventative maintenance schedules, which means you're not just reacting , you're working ahead of problems before they affect occupancy or NOI.
Pool and spa maintenance is part of the job as well. Griffis requires a Certified Pool Operator (CPO) license and EPA certification within your first six months if you don't already hold them. Community inspections, grounds upkeep, and seasonal tasks like snow and ice removal round out the physical demands of the position.
Skills That Translate
Strong candidates in this kind of role carry a few qualities that go beyond trade knowledge. Accurate record-keeping on pool chemistry, maintenance logs, and inventory keeps the Service Manager informed and supports compliance with OSHA, EPA, and local codes. Basic computer skills matter here , most work orders run through property management software. The ability to work independently across a mix of scheduled and unscheduled tasks, and communicate clearly with residents when things go sideways, separates technicians who advance from those who stay static.
Multi-family maintenance experience is the preferred background. If you've worked in hospitality or a comparable facilities role, the mechanical skills often transfer, but the lease-driven urgency of turns and the resident communication component have their own learning curve.
Working at Griffis Residential
The pay range runs $25 to $28 per hour. The benefits package is detailed and includes a 50% rental discount, a quarterly bonus program tied to online reputation and occupancy metrics (up to $2,000 annually), 401(k) with up to 4% company match, three weeks of PTO starting immediately, 11 paid holidays, paid parental leave, and tuition reimbursement up to $5,250 per year. An associate referral bonus, wellness reimbursement, and an EAP round things out.
Bilingual English/Spanish candidates are particularly well-positioned given the communication demands of resident-facing maintenance work in a diverse metro like Portland.
