The Work Itself

Your day centers on keeping the property in condition. That means diagnosing and repairing plumbing, HVAC, electrical, carpentry, and general building systems. It means completing make-readies that are actually ready, walking units with a critical eye before a new resident signs off on their keys. You'll coordinate with contractors on punch list items, run preventive maintenance on HVAC equipment on a scheduled basis, and keep pool chemical logs current. Priority work orders carry a 24-hour resolution standard, and you'll carry on-call availability to back that up. Grounds upkeep, trash compactor maintenance, gate and security equipment checks: all of it falls within your scope.

EPA Section 608 Type I and II certification is required coming in. A CPO is a plus and makes practical sense given the pool responsibilities in a Florida climate. OSHA standards aren't background knowledge here; you apply them daily.
