Maintenance Technician
PeakMade Real EstateStudent housing maintenance runs at a different pace than conventional multifamily. Turns are concentrated, the resident pool turns over annually, and the volume of service requests after move-in can be relentless. PeakMade Real Estate manages off-campus student communities across the country, and this Maintenance Technician role in Reno sits at the center of keeping the physical asset performing the way it needs to.
What the Work Actually Looks Like
Day to day, you're working through the service request queue, completing repairs thoroughly rather than just closing tickets fast. You'll work alongside the Maintenance Supervisor on preventative maintenance scheduling, inventory tracking, and keeping the community meeting company safety and operating standards. Curb appeal, common areas, breezeways, and grounds all fall within scope. Pool maintenance is part of the role, including chemical logs that need to stay accurate and current.
Turns are a significant piece of this position. Student housing communities typically flip a large percentage of units in a tight window each summer, so your ability to move through make-readies efficiently, complete punch lists cleanly, and coordinate with the broader team matters more here than it might at a conventional property with staggered lease expirations.
- Service request completion and repair work across HVAC, plumbing, electrical, and appliances
- Preventative maintenance on equipment per manufacturer schedules
- Grounds, exterior, and common area upkeep daily
- Pool maintenance and chemical log documentation
- Participation in on-call rotation for after-hours emergencies
- Compliance with safety protocols and hazard communications programs
On-call is real. That's worth stating plainly. Rotating emergency coverage is part of this job, and the schedule includes weekends and holidays. If that's a dealbreaker, this probably isn't the right fit.
What You Bring
At minimum, a high school diploma and at least one year of maintenance experience, ideally in the apartment industry. EPA Type I and II certification is preferred. You'll need reliable transportation and must live within 30 miles of the property. The physical demands are real: lifting up to 50 pounds, working at height on ladders, and spending time outdoors in Reno's temperature extremes, both summer heat and winter cold. You're also expected to supply your own hand tools.
Strong candidates in this type of role know how to triage. When you're fielding a full queue and a HVAC call comes in during a turn week, the ability to prioritize without dropping the ball on residents already in their units is what separates solid technicians from ones who burn out or frustrate their supervisors. Mechanical aptitude matters, but so does basic communication with residents who may be filing their first-ever maintenance request.
Growth and Compensation
PeakMade offers a technical development path that includes HVAC certification and CPO training, which are credentials that carry real weight if you eventually want to move into a Maintenance Supervisor role. The company also runs a facilities leadership program for those interested in growing beyond the technician level. Pay range for this role is $19.00 to $22.00 per hour, with monthly renewal bonuses and additional recognition programs on top of base compensation. Benefits include a 401(k) match, paid parental leave, PTO, and what the company calls "Wellbeing Days."
