Maintenance Technician

Flats LLC operates lifestyle-driven urban apartment communities in San Diego, and this Maintenance Technician role sits at the center of how their properties actually function day to day. The schedule runs Tuesday through Saturday, which works well for some and takes adjustment for others. Worth knowing going in.
What the Work Looks Like
Make-readies are a consistent part of this role. Vacant units need to hit company standards before a new resident moves in, and that means following a checklist, not approximating one. Beyond turns, you'll run through daily work orders, triaging by urgency and making sure nothing sits longer than it should. Plumbing and paint come up regularly. Exterior grounds, pool upkeep, and seasonal cleanup are part of the rotation too.
Property walk-throughs are on you. When something's off, you document it and move toward correction. Life safety and annual inspections (fire extinguishers, elevators, city-required systems) get scheduled and tracked under this role. When a repair needs an outside contractor, you coordinate that under direction from the Maintenance Supervisor or Property Manager.
On-call is real here. The rotation runs roughly one or two weeks on, one or two weeks off. If that's a dealbreaker, it's better to know now than after your first week.
What They're Looking For
- At least one year of residential maintenance experience
- HVAC experience required; certification is a plus
- Pool maintenance background preferred; CPO certification is a plus
- High school diploma or equivalent
- Comfort with Microsoft Office products
- Ability to lift up to 100 pounds and work in varying weather conditions
- Safety-conscious mindset given exposure to mechanical parts, electrical systems, and airborne particles
- Strong communication skills with residents and team members
