Maintenance Technician

Maintenance work in student housing runs at a different pace than conventional multifamily. PeakMade Real Estate manages off-campus student communities, and in that environment, turns happen fast, residents cycle annually, and the expectation for responsiveness is high. This Maintenance Technician role at their Murfreesboro, Tennessee community puts you at the center of all of it.

What You'll Actually Do

The daily rhythm here covers the full range of maintenance craft. Service requests come in across HVAC, plumbing, electrical, and appliances, and you're expected to troubleshoot and complete those repairs thoroughly, not pass them up the chain. You'll work alongside the Maintenance Supervisor to keep inventory at functional levels, hold to a preventative maintenance schedule, and track pool chemistry with accurate chemical logs. Turns are a real part of the calendar in student housing, so you'll participate in make-ready events, assist with move-in and move-out processes, and help keep the punch list moving. Curb appeal, breezeway cleanliness, and exterior upkeep are daily expectations, not seasonal ones. You'll also rotate on-call for after-hours emergencies, which is an honest commitment this role requires.

PeakMade offers a facilities leadership program and technical certifications including HVAC and CPO. For a technician who wants to grow toward a Maintenance Supervisor role, those aren't minor perks. They're a structured path.

What You Bring

  • At least one year of maintenance experience, ideally in the apartment industry
  • Ability to troubleshoot and repair HVAC, plumbing, electrical systems, and appliances
  • EPA Type I and II certification preferred
  • High school diploma or equivalent
  • Your own hand tools (required)
  • Reliable transportation and the ability to live within 30 miles of the property
  • Availability for weekends, holidays, and rotating on-call coverage
  • Physical ability to lift up to 50 pounds, work at heights on ladders, and perform tasks outdoors in both heat and cold

The Craft This Role Develops

Student housing maintenance builds a specific kind of competence. Because lease cycles compress everything into defined windows, you'll develop real speed on turns without sacrificing quality. Working across a full system range, rather than calling out to specialists for every trade, builds the diagnostic confidence that separates strong technicians from average ones. Technicians who come out of student housing typically carry broader hands-on experience than peers from conventional multifamily, and that breadth matters when pursuing senior or supervisory roles later. The candidate who thrives here is someone who takes ownership of their work area, communicates clearly with residents even when the situation is frustrating, and treats the preventative maintenance schedule as a professional standard rather than a suggestion.
