Maintenance Technician

This role lives at the intersection of speed and craft. A Centralized Painter on Cortland's Integrated Facilities Management team works across a portfolio of multifamily properties in Colorado Springs, responsible for keeping unit turns moving and finished surfaces looking sharp. The work is production-oriented, but the standard is high.

Core Skills This Role Uses Daily

Spray application is central here, not just brush and roller work. You need solid spray-prep skills, an understanding of equipment maintenance, and the discipline to keep coatings consistent across units. Texture matching matters too. Drywall patching and blending into existing finishes is a routine part of the job, not an occasional extra. The expectation is one full repaint or two touch-up units per day, so you're managing your own pace and sequencing without a supervisor directing each step.

You also need to be organized. You're maintaining a paint shop, tracking materials, logging completed work in a CMMS, and flagging anything that threatens the schedule. That administrative layer is part of the role, not optional.

What the Day Actually Looks Like

You'll drive between assigned properties, assess the day's unit turns, pull materials, and execute. Some days that means a full repaint from prep to finish coat. Other days it's a series of touch-ups, patch-and-texture work, and prep for the next day's units. You'll coordinate with service managers to stay aligned on priorities, and you'll communicate with residents or building staff when your work intersects with occupied spaces.

Exterior surfaces and elevated work come up regularly, so comfort on ladders, lifts, and scaffolding is a baseline requirement, as is working knowledge of OSHA standards and MSDS protocols.

What Makes a Strong Candidate Here

Two or more years of interior residential painting gets you in the conversation. What separates strong candidates is spray proficiency combined with genuine texture-matching ability. A lot of painters can roll a unit. Fewer can match a knockdown or orange peel finish well enough that a resident doesn't notice the patch. If you have custom home painting in your background, that attention to finish quality translates well here.

  • 2+ years of interior residential painting experience
  • Proficient with brush, roller, and spray equipment
  • Able to perform drywall patching, sanding, and texture matching
  • Valid driver's license with required vehicle insurance
  • Comfortable working at heights (ladders, lifts, scaffolding)
  • Familiar with CMMS platforms or willing to learn quickly
  • Available for weekend shifts when needed

Cortland operates at scale across its portfolio, which means the systems and support behind this role are real. Materials, equipment, and process infrastructure are in place. What they need from you is the trade skill and the reliability to execute consistently across multiple sites without hand-holding.
