Maintenance Technician

Single-family rental at scale changes what a maintenance tech's day actually looks like. You're not the on-site guy at one apartment complex. You're the person keeping a distributed portfolio of homes running, which means your judgment matters more than it would in a traditional setting. No supervisor two doors down. No leasing office to loop in. You make the call, you document it, and you move on to the next address.

What the Work Looks Like Day to Day

Roofstock operates in the single-family rental space, and this Columbus-based role reflects that model directly. Your day is built around travel between properties: routine repairs, make-readies on vacant homes, move-in and move-out inspections, and onboarding audits when new properties come into the portfolio. HVAC, plumbing, and electrical work are all in scope. You'll also audit vendor work, which means you need a real eye for quality because if a contractor cut corners, you're the one who catches it before it becomes a bigger problem.

Work orders and communication run through mobile apps, so comfort with a smartphone isn't optional. A company vehicle and gas card are provided, which removes the wear-and-tear concern that comes with field-heavy roles.

The schedule is full-time with no on-call rotation and no weekend requirement. That's genuinely uncommon at this pay range in property maintenance, and it reflects a deliberate staffing model rather than an afterthought.

Who Fits This Role Well

The requirements here are straightforward:

• HVAC Type II Certification (required); Universal Certification is preferred
• Valid driver's license with a clean enough record to operate a company vehicle
• Ability to work independently across multiple sites without daily supervision
• Comfort using mobile tools for work orders, updates, and field communication
• Physical capability for the role: lifting up to 50 lbs, bending, climbing, outdoor conditions
• High school diploma or GED
• Authorization to work in the U.S. (no visa sponsorship available)

Strong candidates tend to be people who can triage on the spot. In a scattered-site model, you'll sometimes arrive at a property and find something that wasn't on the work order. The technicians who do well here are the ones who troubleshoot accurately, document clearly, and don't need to be managed closely to stay productive. Self-direction isn't a soft skill in this context. It's the core of how the job functions.

Pay runs $25 to $30 per hour depending on experience, certifications, and location factors.
