What You'll Handle Day-to-Day

You're responsible for the overall upkeep of the property and its residents' day-to-day maintenance needs. That includes diagnosing and repairing plumbing issues, HVAC units, appliances, and general building systems. Preventive maintenance on HVAC and community equipment happens on a regular schedule. Priority work orders get resolved within 24 hours.

Make-ready prep is a core part of the job. You'll confirm units are rent-ready and coordinate with contractors on punch list items as needed. Beyond units, you'll maintain pool chemistry, service the trash compactor, check that gates and security equipment are functioning, and handle light grounds and carpentry work. OSHA compliance isn't optional here; you're expected to know the standards and operate within them.

On-call availability is part of the schedule. Residents at luxury properties tend to expect faster response and a higher standard of finish, so attention to detail matters more than it might elsewhere.

What Waypoint Is Looking For

• EPA Section 608 certification, Types I and II (required)
• CPO certification (a plus)
• Hands-on experience with building systems, plumbing, and general repairs
• Familiarity with service supplies, materials, and equipment
• Working knowledge of OSHA standards
• High school diploma or equivalent, with relevant trade experience or training
• Strong service orientation and a professional, resident-facing attitude
