Maintenance Technician

Roofstock operates in the single-family rental space, and this technician role reflects exactly how that model works in practice: you're covering a portfolio of individual homes rather than walking a single apartment community. Based in the Sandy Springs corridor north of Atlanta, you'll move between properties across a defined geographic zone, handling the full range of field maintenance that keeps scattered-site homes rent-ready and residents satisfied.

What You'll Actually Do

The day-to-day centers on skilled trade work across HVAC, plumbing, and electrical systems. You'll handle both routine service calls and more involved repairs, and you'll own make-readies from start to finish: inspecting vacant homes, building a punch list, completing the work, and getting units back online for incoming residents. Move-in and move-out inspections are part of the rotation as well, along with onboarding audits when new properties come into the portfolio.

A meaningful part of the role involves quality control. When outside vendors complete work, you'll audit it in the field and flag anything that doesn't meet standard. All of this gets managed through mobile apps, so comfort with digital work order systems matters. You'll also post legal notices at properties when required.

The schedule is worth noting: full-time hours, no on-call rotation, no weekends. For experienced techs who've spent years in apartment maintenance with rotating emergency coverage, that structure is genuinely different.

What You Bring

  • HVAC Type II Certification (required); Universal Certification preferred
  • Valid driver's license and comfort driving between sites daily
  • Hands-on experience with HVAC, plumbing, and basic electrical repairs
  • Ability to self-manage in the field without a supervisor on-site
  • Ease with mobile apps for work orders, communication, and documentation
  • Physical capability for the role: lifting up to 50 lbs, climbing, bending, outdoor work in varying conditions
  • High school diploma or GED; must be authorized to work in the U.S.

Context Worth Knowing

Single-family rental portfolios present a different set of challenges than traditional multifamily. There's no leasing office, no on-site team, and no centralized maintenance shop to return to between calls. You need strong troubleshooting instincts because each home is its own situation, and you're often diagnosing problems without another technician nearby to consult. The tech who thrives here is organized, comfortable making judgment calls in the field, and consistent with documentation. Those same skills translate well to regional maintenance roles or field supervisor positions as single-family rental portfolios continue to scale.

Pay runs $25 to $30 per hour depending on experience and certification level. A company vehicle and gas card are provided. The role is based in the Sandy Springs area north of Atlanta.
