Maintenance Technician

Maintenance Technician roles at apartment communities touch every system in the building. Plumbing, electrical, carpentry, grounds, and unit turns all fall within scope, which makes this kind of position one of the most skill-dense in residential property management. Cottonwood Residential is adding a Maintenance Technician at Antero Apartments in Colorado Springs, and the role reflects that full range of hands-on work.

What the Work Actually Looks Like

Day to day, you'll handle repairs across plumbing, electrical, and general carpentry for both individual units and common areas. Make-readies and punch list work are a natural part of the rhythm at any residential community, so attention to detail on unit condition matters as much as technical ability. You'll also be part of the on-call rotation, providing after-hours emergency service with support from the Service Manager. That after-hours expectation is worth understanding clearly before you apply: it's a real part of this job, and the best technicians treat it as part of the craft rather than an inconvenience.

The physical demands here are genuine. Lifting up to 50 lbs, extended periods of standing and walking, working on ladders and scaffolding, and accessing confined spaces are regular parts of the role. A valid driver's license is required. EPA Type II or Universal certification and CPO certification aren't required but will strengthen your candidacy.

Skills This Role Requires vs. Skills It Builds

You need to bring working knowledge of residential repair trades, basic English literacy for safety documentation and work orders, and the physical capability the job demands. What this role builds is something different: diagnostic instincts sharpened by variety. Because you're not siloed into one trade, you develop the ability to triage problems quickly across systems, which is the foundation of a strong Service Manager skill set down the road. Technicians who come through full-scope community maintenance roles tend to advance faster than those who specialize too early, because they understand how all the systems interact.

Compensation and Benefits

  • Competitive pay
  • Full health, vision, dental, life, and disability benefits available within 1 to 30 days of hire
  • Generous 401k and HSA company match
  • Three weeks (120 hours) of paid time off available in the first year
  • 10.5 paid holidays

Cottonwood Residential built a reputation partly by introducing Self-Guided Tours early in the industry, which reflects a company culture that takes the resident experience seriously. The maintenance team is a direct extension of that experience. How a work order gets handled, how quickly a unit turns, and how a technician responds to an after-hours call all shape whether a resident feels at home. That connection between craft and customer experience is what separates strong candidates at a company like this from those who treat maintenance as purely transactional.
