What You'll Actually Do

This is a structured apprenticeship inside a property management company that owns and operates luxury apartment communities across the Carmel, IN area. You'll work alongside experienced tradespeople on renovation and maintenance projects, moving between properties as the work demands. Travel is a constant here, up to 40% of the time, so your "office" changes depending on what's on the schedule.

Day to day, the work spans the full cycle of a unit turn. That means demo and material removal, drywall patching, interior painting, installing LVP flooring and light fixtures, setting cabinets, and closing out the punch list details that separate a finished luxury unit from one that just looks finished. You'll also rotate through exterior work: power washing, seasonal repairs, landscaping, and building upkeep. Physical demands are real. You'll lift 75-plus pounds, work from ladders, and stay outdoors through whatever the Indiana weather brings.

BAM provides the tools and the training. The $1,000 hiring bonus and the $19 to $21 hourly starting pay reflect that this is a compensated apprenticeship, not an unpaid credential program. You build trade skills while earning, without the debt load that formal trade school typically carries.

What You Bring

• A valid driver's license and reliable transportation for local property travel
• Comfort working at heights and on ladders (safety training is provided, but comfort with heights is required on day one)
• Basic hand tool familiarity: tape measure, hammer, screwdriver
• Zero to two years of experience in construction, landscaping, or general labor (preferred, not required)
• High school diploma or GED (preferred)
• Your own tools are a plus, but the company will supply what you need

The right attitude carries more weight here than a resume. Reliability, attention to detail on finish work, and the ability to take direction from experienced tradespeople will determine how quickly you advance.

Skills This Role Builds and Where They Lead

Most people who start as maintenance apprentices in multifamily either move into a lead maintenance technician role or specialize in a specific trade area like HVAC, plumbing, or electrical. The punch list and make-ready experience you accumulate here is directly transferable to any Class A or B property, and companies pay well for technicians who can manage a full unit turn with minimal supervision. The renovation side of this role adds capex project exposure that most standard maintenance positions don't offer early on, which makes your skill set broader and more marketable faster.
