What the Work Actually Looks Like

Day to day, you're handling make-ready turns on vacated units, running preventative maintenance rounds, checking safety systems monthly, and working through resident work orders as they come in. Electrical diagnostics, HVAC checks, appliance repairs, and general building upkeep are all part of the rotation. You'll maintain a working inventory of supplies and tools, and you'll help enforce maintenance standards that protect the property's physical assets from misuse or premature wear. On-call rotation is part of the position, which means after-hours emergency calls are real and expected. The paperwork and communication side matters too. You'll need to document work clearly and coordinate effectively with property staff.

What You Bring

• Prior experience as a maintenance or service technician in a residential or commercial setting
• Working knowledge of electrical systems sufficient to diagnose issues and complete minor repairs
• General mechanical aptitude across plumbing, HVAC, appliances, and building systems
• HVAC certification, CMRP, or equivalent credential (preferred, not required)
• Ability to lift up to 70 pounds unassisted and stand for extended periods
• Clear written and verbal communication skills
• Attention to detail, especially on punch list items and unit inspections
