Maintenance Technician

Roofstock operates in the single-family rental space, and that context shapes this role in a meaningful way. Unlike a traditional multifamily technician who works one property with a maintenance supervisor down the hall, this position puts you across multiple homes throughout Columbia, managing your own schedule, your own truck, and your own judgment. The Columbia market has seen steady SFR (single-family rental) growth over the past several years, with a mix of older stock and newer acquisitions spread across suburban corridors. That variety means the work is rarely repetitive.

The pay range runs $25 to $30 per hour depending on experience and licensure, and HVAC Type II certification is required from day one. Universal certification is preferred and worth having if you want to handle a broader scope of refrigerant work without limitations. Plumbing and electrical repairs are also part of the daily routine, so this is a role for someone with genuine multi-trade competency, not a specialist who only turns wrenches on one system.

Make-readies are a core part of the workload. Between inspecting a vacant home, punching the list, coordinating with or auditing outside vendors, and getting a unit rent-ready, the job demands someone who can assess a property quickly and prioritize what actually needs to happen before a new resident moves in. Move-in and move-out inspections, along with onboarding audits for newly acquired properties, round out the scope. All of this gets managed through mobile apps in the field, so comfort with digital work order tools is a real requirement, not a minor preference.

One thing that stands out about this setup: no on-call, no weekends. For experienced technicians who've spent years on rotation, that's a significant quality-of-life shift. The company provides a vehicle and gas card, which removes the wear-and-tear cost that field roles often push onto the employee quietly.

Strong candidates for this role tend to be self-starters who can close out a full day of dispersed stops without losing track of details. Managing five or six different addresses in a day, each with its own condition and history, rewards people who document well and communicate clearly through their work order platform. The ability to spot deferred maintenance during an inspection and flag it accurately keeps small issues from becoming expensive problems for the owner.
