Maintenance Technician

What You'll Actually Do

At Austin Park Apartments, a 226-unit community in Miamisburg, Ohio, you'll work through the full cycle of residential maintenance alongside a team that handles everything from service requests to make-readies. A typical week pulls in a range of work: turning a vacant unit through the make-ready process, knocking out intermediate repairs across plumbing, electrical, carpentry, and appliances, and keeping up with the exterior grounds and janitorial tasks that hold a property's curb appeal together. You'll also participate in move-in and move-out inspections, help manage maintenance inventory, and rotate through after-hours emergency call coverage when the schedule requires it.

Pool water management and seasonal snow removal are part of the job too. These aren't afterthoughts. They're the kinds of tasks that define how a community looks and how residents experience it day to day. Preventive maintenance rounds out the rhythm, keeping equipment running before problems get expensive.

What You Bring

  • At least one year of hands-on maintenance experience covering multiple trade areas
  • Comfort working both independently and as part of a maintenance team
  • Attention to detail on punch list items during make-readies and inspections
  • A valid driver's license with proof of insurance
  • High school diploma or equivalent
  • EPA Type I and II, CAMT, or CPO certifications are a real advantage here, not required but genuinely valued
  • Willingness to participate in an on-call emergency rotation

What This Role Builds

Ackermann Group positions this as a training role by design. If you've got solid foundational skills but haven't yet worked across all trade areas with consistent depth, this is the structure that closes those gaps. Working at a 226-unit community gives you volume. You'll see a high enough mix of unit conditions, repair types, and resident interactions that your diagnostic instincts sharpen faster than they would at a smaller property.

Technicians who come in reliable and detail-oriented tend to move toward a Maintenance Technician 1 role or eventually a Maintenance Supervisor position as they build proficiency. The path is real, especially inside a company like Ackermann, which has operated in the Midwest since 1938 and promotes career coaching as part of its employee investment. The quarterly bonus structure and lease renewal commission potential are also worth noting because those aren't typical for a maintenance role, and they signal that Ackermann treats this position as a contributor to the property's overall performance, not just a labor function.

One honest note on the on-call rotation: after-hours emergency requests are part of the job. The schedule is Monday through Friday, 8 a.m. to 5 p.m., but rotating emergency coverage is a real commitment. If you've handled that before and you're comfortable with it, you'll fit the expectation. If it's new, know going in that it comes with the role.
