Maintenance Technician

Maintenance work in student housing runs at a different tempo than conventional multifamily. At The Verge at Grand Forks, a Scion Group community serving the University of North Dakota market, turns cluster at the end of academic leases, service requests come from residents with limited patience and even less knowledge of how apartments work, and the on-call rotation is real. The Facilities Technician role here draws on a specific combination of trade knowledge, communication skill, and organizational discipline that most general maintenance positions don't require in equal measure.

The Skills This Role Uses Every Day

The technical foundation is broad but not exotic. You'll work across appliance repair, basic carpentry, plumbing and fixture repair, painting, and electrical and lighting. HVAC-adjacent tasks show up regularly: cleaning coils and condensers, maintaining air filters, lubricating equipment as part of a structured preventive maintenance schedule. The job also requires you to document your work clearly, including parts used, follow-up needed, and time spent. That documentation habit is something many technicians underinvest in, and it matters here. Scion runs standardized operating procedures, and your daily notes feed into that system.

The communication side carries equal weight. Residents in student communities often submit vague service requests, don't know how to describe a problem accurately, and may be difficult to reach for scheduling. Translating unclear requests into efficient repair visits, setting expectations, and closing the loop with residents takes interpersonal skill that goes beyond being polite. It shapes how the property's service reputation gets built.

What the Role Builds

Technicians who move through student housing tend to develop faster diagnostic instincts than those in stable, lower-turnover communities. The volume and variety of turn work at lease end, preparing apartments for the next round of residents, builds make-ready efficiency that transfers directly to any multifamily environment. You'll also develop familiarity with preventive maintenance scheduling, which is a skill set that opens doors to lead technician and maintenance supervisor roles over time.

The CPO certification, required or intended within six months of hire, adds a credential that's broadly portable across properties with pool amenities.
