Maintenance Tech | High-Rise Residential - Downtown Austin
Worth Ross Management CompanyHigh-rise maintenance is its own discipline. Garden-style work doesn't fully prepare you for it. Vertical buildings demand coordination with freight elevators, stricter vendor access protocols, and a working knowledge of centralized building systems that a 200-unit garden community simply doesn't have. Worth Ross Management Company operates at the luxury end of the market, and this Downtown Austin property near Republic Square reflects that.
The Day-to-Day Reality
The schedule is Monday through Friday, 8 to 5, which is cleaner than a lot of maintenance positions in this industry. On-call rotation exists, so after-hours emergencies are part of the deal, but the standard week has structure. Day to day, you're running preventative maintenance on building systems and common areas, turning work orders on basic plumbing, electrical, drywall, painting, and carpentry, and keeping lobbies, hallways, and amenity spaces in the kind of condition residents paying luxury rents actually expect. You'll coordinate vendor and contractor access, which in a high-rise means managing freight elevator scheduling and making sure work is completed to spec. Move-in and move-out support is part of the rotation as well.
WRMC is specific about the resident-facing piece. This isn't a building where you can leave a half-finished repair for two days. Communication matters. If you've worked in hospitality maintenance or higher-end multifamily before, that instinct toward service quality will translate directly.
What the Role Requires
- One to three years of maintenance experience in residential, commercial, hospitality, or property management settings
- Working hands-on knowledge of HVAC (filter replacements and basic service), plumbing, electrical, drywall, painting, and carpentry
- Ability to troubleshoot independently and manage competing priorities without a lot of hand-holding
- Strong communication with residents and a professional, composed approach under pressure
- EPA Certification preferred, or willingness to obtain it
- High school diploma or GED required
- Valid driver's license may be required depending on property needs
Vendor coordination experience is a genuine plus here, not just filler language. In a building this size and at this service level, contractor relationships and oversight are a real part of the job.
Benefits include medical, dental, vision, short and long-term disability, an employee assistance program, identity theft protection, pet insurance, retirement, and paid time off.
One thing worth knowing: technicians who start in luxury high-rise maintenance tend to develop a skill set that opens doors. Building systems experience, vendor management exposure, and resident service standards at this level are all credentials that carry weight if you eventually move toward a lead tech or building engineer path.
