Prometheus Real Estate Group is hiring a Maintenance Supervisor (internally called a Neighborhood Service Manager) for Trestle, one of their Bay Area communities in San Carlos. Prometheus is the largest privately held apartment owner in the Bay Area, with over 13,000 units across Silicon Valley, Portland, and Seattle. They're vertically integrated, which means decisions about capex, renovations, and operations run through the same organization. That structure matters for this role because you're not waiting on a distant corporate office to approve every vendor call or repair budget. You have real responsibility for physical operations, and you're accountable to outcomes.
The day-to-day covers the full range: scheduling and supervising your maintenance team, managing vendors and contractors, keeping up with safety training, overseeing capital projects, and controlling costs through the maintenance budget. You'll own the punch list culture on your property. Make-readies, preventive maintenance cycles, inventory management, and on-call response all fall within your scope. The on-call piece is real. This position requires genuine availability outside standard business hours when the property needs it.
Leadership is a meaningful part of the job. You'll hire, train, and mentor your team. When problems come up between staff or between staff and residents, you're the one working through them. Prometheus uses their own operating standards, so you'll also be the person your team looks to for answers on compliance, safety rules, and company policy.
Strong candidates will have experience in California specifically. The state's regulatory environment around habitability, safety inspections, and contractor licensing adds a layer of complexity that someone newer to California maintenance supervision will feel immediately. If you've already managed vendors and capex projects under California requirements, that experience will show quickly in this role.
Compensation runs from $40.25 to $44.00 per hour, with a discretionary semi-annual bonus and additional standby and on-call premium pay.
