Multi-site maintenance supervision is one of the most skill-intensive roles in residential property management, and it's genuinely undervalued as a career-building position. You're not just fixing things. You're running a small operations department across multiple communities, managing people, controlling costs, and keeping physical assets performing at a level that directly affects NOI and resident retention. Sunrise Management is hiring for exactly that kind of role, covering two San Diego-area communities: Elan Scripps Terrace in San Diego and Elan Poway Hills in Poway.
This is a working supervisor position, meaning you'll be hands-on with appliance repair, HVAC, plumbing, electrical, pool/spa maintenance, and carpentry while also directing the maintenance team's daily priorities. Make-readies are a core responsibility. The expectation is that vacated units are turned and market-ready within three to five days, which means coordinating paint, carpet cleaning, punch list items, and general repairs without letting the schedule slip. That turnaround window is tight by industry standards and requires both personal productivity and effective delegation.
On the preventive side, you'll own the monthly PM program across lighting, fire safety, pool/spa systems, and life-safety equipment, and you'll keep the maintenance logs current. Knowing the location of every shutoff, cleanout, and mechanical system across both properties isn't optional. It's the baseline for responding fast when something goes wrong after hours, which it will.
Expense control is part of the job description, not an afterthought. You'll need manager approval for expenditures, which means you're expected to plan ahead, communicate clearly, and make a case for what you need. Capex recommendations, contract input, and bid awareness are also in scope at this level.
The supervisory load includes hiring involvement, training, performance feedback, and monthly safety meetings with your team. Timekeeping for direct reports is also your responsibility.
The pay range is $27 to $33 per hour depending on experience. On-call emergency response is part of the role, which is standard at this level but worth factoring into your decision.
From a career standpoint, multi-site maintenance supervisors who develop strong cost-control instincts and team management skills tend to move into Maintenance Director or Regional Maintenance roles, or transition into property operations with a credible technical foundation that most managers lack.
