What You'll Actually Do

This role sits between hands-on trades work and team leadership, and you'll feel that tension every day. You're not managing from a distance. You're diagnosing HVAC problems, pulling service tickets, walking the make-ready units, and checking punch lists alongside your team. When something breaks at 11pm, you're in the on-call rotation. That's the job, and it's worth saying plainly before you apply.

Day to day, you'll handle maintenance requests across HVAC, plumbing, electrical, and appliance repair while keeping the turn process moving so vacant units hit leasing-ready status on time. Preventative maintenance programs are yours to execute consistently, not just when things slow down. You'll also stay on top of grounds, common areas, and building systems, making sure everything from lighting to mechanical rooms reflects the standard the property is held to. Code compliance and safety practices aren't paperwork exercises here. They're part of how the operation runs.

The leadership piece matters. You'll set the tone for how your team approaches the work. If you cut corners on a punch list, they will too. Bozzuto's properties attract residents with high expectations, and the maintenance team is a direct factor in retention.

What You Bring

• At least 5 years working in the trades, facilities, or residential building maintenance
• HVAC, EPA, and/or NAPE certification
• Solid working knowledge of plumbing, electrical, and appliance repair, plus basic carpentry, drywall, and painting
• Familiarity with complex mechanical systems including central plant, split systems, boilers, or chillers is a plus
• Supervisory experience or a demonstrated ability to lead and motivate a small team
• Working knowledge of OSHA standards, risk management practices, and MSDS requirements
• Comfort with technology platforms, work order systems, and basic Microsoft Office tools
• Physical ability to lift 25 to 50 pounds frequently, climb ladders, and work in outdoor conditions year-round
• Availability for weekend coverage and emergency on-call rotation

The salary range for this position is $63,000 to $67,000, with bonus eligibility on top of that.
